The Build On Your Lot Program

One of the most important steps before we get started is to procure a full survey that was conducted within the last 5 years. This will show the most recent update to the proper elevation if located within a flood zone. It should also include property lines, setbacks, tree and TOPO information and any utilities noted in or around the property. Next, we would want to know what utilities are available to the property such as water, sewer or natural gas.

Initial Homeowner Steps

Survey
Needs to be in CAD or DWG format with boundary, tree & topo
Allows us to see which homes and garages will fit on the lot.

Flood Certification/Elevation Certificate
Confirm flood zone and if the home can be built as a raised slab or does it have to be elevated.

Water Availability Letter from Water
Confirms water is available and costs involved.
Owner needs to contact water provider.

Sewer Availability Letter from Sewer
Confirms if sewer is available and costs involved. Owner needs to contact sewer provider.

Septic Tank Availability from DHEC
Using survey, you can rough place house to see if septic is available and if so, conventional, modified or engineered system.

Lot Fit Study
New Leaf Builders will use survey and above info to determine what house can go where on the lot and also garage location.


Additional Items

Builders Risk Insurance
New Leaf Builders retains the builders risk policy for the client and client reimburses New Leaf – usually in the $1500-2000 range.

Garage

Landscape Allowance
To Be Determined. Depending on location, we may need to coordinate with local requirements. County does not require, City & HOAs do as well as some lenders.
